What is your model?
We offer 5 homes scattered around the property for rent. They are far enough apart that you can have privacy for your family or group, if other guests are present. You can rent one home, multiple homes, or the entire property.

Where are you located?
This 131 acre property is located about 1 hour and 10 minutes from Lambert International Airport. We are approximately 45 minutes from Saint Louis County. There are multiple stores and gas stations within driving distance.

Is early check-in available? / Is late checkout available?
We may try to accommodate early check-in and late checkout based on the availability of the
rental unit. Our cleaning crew takes a few hours to properly clean, prepare, restock, and sanitize the cabin for your arrival. Please let us know if you desire early check-in or late check out when you reserve your cabin.

How do I get access instructions?
Access instructions are sent to you automatically via email approximately 3 days before check-
in.  Please contact us at peppermintspringsfarm@gmail.com if you have not received your access information. They will be sent to the email address on file with our booking system.  If you booked through Airbnb or another platform, please email us your direct email address and we will send the information.  Please do not go to the home without your welcome information.

What is your cancellation policy?
We will work with you to reschedule your stay in the event of a cancellation. If you need to
cancel, please try to provide as much notice as possible. We require a 30-day notice from check in date for a full refund. Any cancellation made 14-29 days from your date of check-in will receive a partial refund. Any cancellation less than 14 days from your date of check-in will not be subject to any refund and will be rescheduled for an equivalent stay on another available date. If you booked on another site such as VRBO or Airbnb we adhere to their cancellation policies

Who do I contact if I have an issue during my stay?
For any major emergencies, please dial 911.
Report any maintenance problems to 314-503-2951 if an issue requires assistance or a minor problem. Our onsite caretakers may be available to help with any problems noted on the property. Please do not call a vendor to service your rental.


Do you have internet or cellular service?
We do have internet access. However, our cellular service and internet access are not guaranteed due to the inconsistent cellular and mobile internet service in our area. Depending on your carrier, your cellular telephone may have service on certain parts of the property. We do have internet set up for guests to enable service for wifi phone calls. There may be a few dead spots on the property but we have done our best to equip each home with service.

What type of coffee maker do you have?
We provide a standard drip coffee maker. We provide a starter supply of coffee and tea for your first morning at the rental. Coffee filters and cups are stocked in the homes.

What linens are included with the rental?
We provide all sheets, pillows, and blankets. We provide bath towels and
washcloths. We do not provide any beach towels and bath towels are prohibited at the pool.
Please pack your personal towels for pool use.

Do I need to bring soap or detergents?
Your rental includes a starter supply of dish soap, hand soap, and dishwasher detergent if the home is equipped with a dishwasher.  We do provide travel-size shampoo, conditioner, and body soap. Your rental also includes a dish sponge, scrubber washcloth, and towels for each sink. 


Are there paper products or cleaning supplies available?
Each rental is equipped with basic cleaning supplies as well as a starter supply of trash bags and paper products. Paper products include a toilet paper, paper towels, and Kleenex. Cleaning supplies are available for guests to use during your stay if you need to clean up some sort of spill or mess.

Do you allow pets in your rental units?
At this time, we are not allowing any pets in our units. Violating the no-pet rules will result in
eviction and a fine. Exceptions may be made for service animals in accordance with the
Americans with Disabilities act, please verify with the host.

Do you have a firepit?
Yes, each of our homes have a fire pit.  Please be sure to bring your own kindling and supplies
needed to start a fire. Never leave the fire unattended.  If you have to leave for some reason or
are done with the fire for the night please extinguish it completely with water.

Do you sell firewood?
Firewood is available for purchase through our website before your arrival. Many of the stores
and gas stations nearby also sell firewood.  In addition, there are also a few roadside stands
around where you can pick up wood and supplies at a low price. Please do not cut up wood
around the property for your firepits. If you purchased wood for your site, please leave it on the property for the next visitor. Missouri discourages moving firewood more than 50 miles from where it was cut due to the risk of spreading invasive forest species.

Can we drink the water?

Our water supply comes from a well, so it is not the same as city water. Depending on the time of year there may be some natural minerals present that give the water a different color and taste than city water.  It also does NOT have chlorine or other chemicals like city water. If you prefer having bottled water, please plan accordingly.

How well stocked is the kitchen?
All of our kitchens should have all of the dishes and equipment you need to cook and serve
meals for the max occupancy of the cabin.  This includes pots, pans, mixing bowls, cookie
sheets, plates, cups, silverware etc.
 
What do I do with my trash while at the cabin?
The majority of our rentals have outdoor trash cans. Keep in mind that you are in the woods and wildlife are prevalent.  Please place your garbage in the outdoor trash can and secure the lids.  NEVER leave garbage bags outside the door that are not in an animalproof container.  

 What happens if I have an emergency on a weekend or late at night?  
If it is a life-threatening emergency, please call 911. The address of your cabin can be found on the front of the welcome book. We try to monitor the main telephone line at all times. Please call or text us at 314-503-2951. If we don’t answer, please leave a message and someone will get back to you ASAP. Please note that we do not monitor email 24 hours a day.
 
Do you have a pest control service?
All of our rentals are serviced for pest control on a regular schedule. If you see signs of any pests in the house, please let us know.  Please be sure to close doors and windows behind you to keep pests out of the home.  The most common way pests get in the house is a door left open.  If you see any pest control devices around the home, please do NOT touch them.  

I want to ship something to the house ahead of our arrival, or during our stay. How can I do that?
We do not recommend shipping things to the cabin.

Can food, groceries or other items be delivered to the house ahead of check-in?
Currently, there is not a grocery delivery service in the area that we are aware of.  Walmart
Super Center offers curbside pick up which can be ready to pick up on your way to the cabin.
There is a mini mart nearby. More information can be found in the welcome book.

Is there a list of the contents of the homes?
 Except for beach towels, our homes are stocked with all you should need to enjoy your
vacation. 
 Each house has a television in the living room and a variety of books and games
available.
 No fresh produce or groceries -- As groceries are subject to personal taste, and are
perishable, we leave that to you. You will find coffee filters in the cabins as well as a
starter supply of coffee and tea.
 No personal clothing – You won't find any sunhats, sunglasses, robes, or articles of
clothing.
 No personal toiletries & grooming items – including shampoo and bath soaps.  We do
provide hand soaps and dish soaps as well as dishwasher detergents if your home is
equipped with a dishwasher.
 Except for the above list, the property is fully stocked, both inside and out. For example,
all cooking utensils, sheets, pillows, blankets etc

 How does the grill work?
Our rentals have charcoal grills. If you wish to cook with charcoal please bring your own
supplies or purchase onsite. There are several stores nearby where you can purchase supplies. Please be sure to clean the grill after each use and extinguish any fires once cooking is complete.  

Do you have lost and found?
Any items left behind are labeled with the date and location and locked in our cleaning closet. We hold on to these lost-and-found items for 3 months, after which any items are disposed of or donated to local charities. Please contact us if you have lost an item and we are happy to check the closet for you.
